Time Constraints: Warning: If the project is a
single residence or duplex in which the owner resides, you can
not have lien rights unless you are the general contractor of
the project. The sole exception is when the owner is also the
general contractor. All other types of commercial private jobs
may be liened.
A Tennessee Notice of Commencement of Furnishing
need be served only if you have a direct contractual relationship
with the owners. Before commencement of your furnishing of labor,
materials or services serve the owner (and sureties, if any
exist) by personal service or certified mail.
As always, to establish your rights in advance
and advise the owner of your existence, we strongly urge you
to send this notice no matter what your relationship with the
owner.

of all of the forms (less the Owner Cover Letter) must be sent
to all legal owners and sureties, if they exist. Sending to
the general contractors and your customer is optional (unless
they are the owners or sureties).
